If you prefer water views rather than neighbors, the only home on Maine’s Mouse Island just splashed onto the market for $2,495,000.

The luxurious and gray-shingled residence, built atop stone-clad piers, sits on nearly an acre at the entrance of Tenants Harbor.

Water views fill the windows in every room of the house. Meanwhile, three private moorings are situated east of the island.

“Obviously, the biggest feature of the home is its iconic island location, accessible by a small causeway,” says listing agent Shannon Baker, of Anchor Real Estate. “It’s super cool because everyone in town knows the property and the cottage that was there before this home was built. It was run down and had to be torn down.”

He adds that the sellers bought the property in 2015, when the old cottage was still there. They tore it down and built the existing home.

“It’s such an iconic home,” Baker says. “People call it the house on the rock.”

“It’s a two-bedroom house, so it’s really quaint,” Baker notes.

The second floor of the 1,400-square-foot abode features a light-flooded primary bedroom, with cathedral ceilings and glass doors that lead to a covered terrace. A second bedroom and shared, full bathroom with laundry are also on this level.

“There are heat pumps that are the primary heat source,” Baker says. “The sellers live there year-round, so it could be used as either a primary or secondary residence.”

Despite being surrounded by water, the residence has had no water leakage issues and has a generator and well pump for added peace of mind.

“When it was built, it was constructed per the FEMA flood-zone specifications,” Baker says.

So far, most prospective buyers have been local.

“It seems like all of the people looking at it already have a home in the Saint George area,” Baker reveals. “A lot of people were looking at it as a place where extended family could stay when they come to visit. I think the next owner will likely use it as a second home. They will be looking for an iconic property with incredible views.”
